In addition to the "bricks and mortar" mission of building affordable housing, Humanities Foundation is committed to serving the community through assistance, education and support.

Housing Development

As a nonprofit developer, Humanities Foundation facilitates the creation of affordable housing by serving as a general partner to access funds available only to nonprofit developers. The Foundation finances the project and contracts with engineers, architects and builders to complete construction.  It then identifies and contracts with a professional management company to market, lease and maintain the property.

In addition to funding through the Low-Income Housing Tax Credit Program (LIHTC), the Foundation has leveraged $6,750,379 in Community Development Block Grants and HOME funds into $67,397,208 in funding for affordable housing development, including 657 completed units of affordable housing in the City of Charleston, 72 completed units in Beaufort County, 71 units currently under construction in North Charleston and 71 units in the pre-development phase in Orangeburg.

Emergency Financial Assistance

Through its ShelterNet Program, Humanities Foundation provides emergency financial assistance for families and individuals who have suffered a crisis or setback and need immediate funding to enable them to stay in their homes.  The fund pays one-time for costs such as rental/utility deposits, overdue rent or mortgage payments to avoid homelessness if the recipient can demonstrate an ability to otherwise make ends meet.  Humanities Foundation raised over $129,000 for this program in 2005 and helped 1,418 individuals.  To date over 14,000 people have been helped through this program.

Education and Awareness

Humanities Foundation works to increase community understanding of the challenges facing the homeless and ways to aid those in need of safe, decent and affordable housing.  A member of the Foundation serves on the Executive Committee for the Mayor’s Council on Homelessness and Affordable Housing, which coordinates efforts to provide affordable housing in the City of Charleston.

The Foundation also provides its residents with educational opportunities, such as financial counseling and other basic life and job skills development.  By offering these services to residents, Humanities Foundation assists its residents in avoiding the circumstances that lead to homelessness.

Technical Support

Many active nonprofit organizations and for-profit companies have identified the need for affordable housing yet do not have the expertise to develop such housing.  Humanities Foundation provides one-on-one technical assistance in site location and acquisition, environmental studies and soil borings, appraisal techniques, financial presentation methods, and debt and equity sourcing.  It also provides ongoing development consulting to assist with affordable housing development.
